George Osborne has said stamp duty will be cut for 98% of homebuyers in his Autumn Statement to the Commons.

The chancellor said that from midnight, the current system, where the amount owed jumps at each threshold level, would be replaced by a graduated rate, working in a similar way to income tax.
The new stamp duty rates will only apply to the part of the property price that falls within that band.  People currently in the process of purchasing a home could choose which regime to operate under, Mr Osborne said. Under the new regime, no tax will be paid on the first £125,000 of a property, followed by 2% on the portion up to £250,000, 5% up to £925,000, 10% up to £1.5 million and 12 % on everything over that.

Food Festival Delights!

We had a fantastic time on Saturday and Sunday despite the weather. There were lots of lovely food stalls (which we were forced to sample!)

Tynemouth Food Festival 11-12th May

We are delighted to announce that we are sponsoring the second annual Tynemouth Food Festival, having also sponsored the first festival last year!

It will again be serving up a fabulous feast of gastronomic fare following its spectacular debut last year when more than 18,000 people descended on the picturesque seaside village just 10 miles from Newcastle over the course of the main two day weekend.

Food lovers can expect a double-sized helping of tasty treats this year as this celebration of the region’s culinary heritage brings together even more local celebrity chefs, producers and gourmet fringe happenings from pop-up restaurants to more than 40 local producer stalls, a street food area, chef demos, a 1940s-style tea dance, real ale festival, culinary-inspired kiddies’ entertainment and cooking competitions.

Brannen’s will also be entertaining adults and children alike with a raffle, magician, give-aways and two surprise visitors!

George Osborne Makes A Post Budget Visit In London


What is the Help to Buy scheme?

Help to Buy will take two forms: one part offers buyers an interest-free loan from the government; the other involves the government providing a guarantee to underpin a borrower’s mortgage.

Both will be available for homes worth up to £600,000 and there will be no restriction on how much applicants need to earn in order to qualify.


How will the loan scheme work?

The interest-free loan will be offered from 1 April 2013 and will be limited to people who want to buy a new-build property. It is similar to the existing First Buy scheme, but this time it is available to existing homeowners as well as first-time buyers.

Borrowers will need to raise a deposit of 5% of the value of the property they want to buy, but can borrow a further 20% on an interest-free basis from the government. The biggest loan available will be £120,000.

The state-backed loan must be repaid when the property is sold. It can be repaid earlier, but only if the mortgage is paid off at the same time.

After five years it will attract an interest fee of 1.75%, which will rise annually by the RPI rate of inflation plus 1%.

The Treasury says the £3.5bn scheme will help up to 74,000 buyers. Anyone who is interested in using it needs to contact a participating housebuilder or HomeBuy, which oversees affordable housing schemes.


How will the guarantee scheme work?

This part of the scheme, which will be available from January 2014, will help you buy either a new or existing property. Again, you will need to raise a deposit of at least 5% but no more than 20% (if you have a bigger deposit, you should have a good choice ofmortgages anyway).

The government will provide the lender with a guarantee for up to 15% of your loan, allowing it to offer a mortgage even though you have a small deposit. More details will be announced later in the year.


Has the government done enough to iron out confusion?

No. The mortgage guarantee scheme remains unclear, for instance. As well as not knowing who will qualify, we don’t know how much lenders will be charged to use it.

A lack of clarity might be expected of a policy that does not come into place until next year and has not been through a consultation process.

However, the Treasury does seem to have been caught out by some of the questions raised by its own document outlining the scheme.



Budget 2013 – Help to Buy schemes

Option 1: equity loan

  • New build only
  • You’ll need a minimum 5% deposit to qualify
  • This expands the existing First Buy scheme and is now available to all, not just first-time buyers
  • The Government will lend you up to 20% of the value of your property through an equity loan, which can be repaid at any time or on the sale of your home
  • The loan is interest free for the first five years. From year six a fee of 1.75% is payable on the equity loan, which rises annually by RPI inflation plus 1 %
  • So you will only need to secure up to a 75% mortgage from a bank or building society
  • The expanded scheme is available from 1 April 2013. It will run for 3 years and provide £3.5billion of additional investment
  • Maximum home purchase of £600,000

Option 2 : mortgage guarantee

  • New build and existing homes
  • You’ll need a deposit of as little as 5% for this scheme
  • Available to existing homeowners as well as first-time buyers
  • You’ll need to secure a mortgage for your purchase. The Government guarantee will encourage lenders to offer better access to low-deposit mortgages
  • Available from January 2014, this scheme will run for 3 years
  • Maximum home purchase of £600,000

‘Brannen Built’ House Back For Sale With Brannen & Partners After Sixty Years

Brannen & Partners Start The New Year With A Bang!

We are delighted to announce the successful launch of our new upmarket website has helped Brannen & Partners go from strength to strength in the Coastal sales and lettings markets.

Our lettings department has ‘let agreed’ a record number of properties in January which is testament to the hard work of Jacqui, Caroline and all the support staff.
